Operators at a multi-million-pound Newcastle business hub are redefining traditional commercial property leases to make city centre occupation more accessible to SMEs.
Hadrian Newcastle, a £5m project by SONA Estates, is offering bespoke and flexible office spaces for businesses including acting as an incubation center for start ups, with licenses starting from three months.
SONA Estates is working with Bradley Hall Chartered Surveyors and Estate Agents in marketing the hub, which is set behind the Laing Art Gallery. Director at Bradley Hall Richard Rafique said: “The North East commercial property market has remained buoyant despite challenging circumstances thanks to innovative and reactive solutions created via collaboration and flexibility.
“SONA Estates has thoroughly considered the needs of the clients to provide a fantastic business hub which will provide many organisations with an unrivalled opportunity to benefit from short licenses with low, all inclusive, rates.
“The option to occupy a ready-to-move-into space, choose the option of a furnished suite, commit to three months including rent, service charge, insurance and electricity bills from £19 per sq ft is a fantastic offer for occupiers.”
“SONA Estates has created a fresh, modern and exciting accommodation for its occupants, and a great environment to use to impress visitors, work collaboratively and create a productive working space.”
Director Omar Pabani said: “The shift in working habits over the past year has further emphasized the importance of collaborative working and how productive in-person conversations and exchanging ideas are in developing businesses.
“We are delighted to be supporting local businesses with packages which will benefit their ability to grow and thrive in this environment. We’ve listened carefully to what people need and have created a bespoke hybrid approach in order to meet those requirements.”
The team behind the center has adapted the traditional lease approach to provide appropriate options to all business types, in a bid to redefine the way which commercial tenants are able to occupy city center space to meet their requirements.
It was recently announced that international charity OXFAM who will occupy a 3,800 sq. ft. suite while Zurich Insurance Plc have shown their commitment to the building by signing up to another ten-year lease, both securing space alongside several other local and national businesses at the offices.
