HOW TO ACHIEVE THE BEST PRICE FOR YOUR HOME WHEN SELLING

Created 15th December 2022

When it comes to selling your home first impressions count. At Bradley Hall we want you to sell your home quickly and get the best price for the property, so we have created a list of tips to make the process as stress free as possible.

1. Declutter and clean

It is important to help prospective buyers imagine exactly where their furniture and photographs will go. By decluttering your rooms, you can do this quickly and efficiently. Rooms that look too busy, full of mismatching furniture or an oversupply of personal details will make a room look smaller. Another way to showcase the space your property has is by giving it a deep clean. After decluttering this will be a much more manageable task and will leave the property perfectly prepared for the photographer to come in.

2. Sort out smells

Naturally you want to eliminate the bad smells that may be lingering within your home, such as pets, rubbish bins, toilets, carpets etc. Similarly, it is important not to go overboard on the good smells. The science of smells and property sales has been discussed and studied at length, but there is still plenty of misconceptions surrounding what works and what doesn’t. It has been noted that the subtler approach tends to work best when it comes to smells, in the home. However, some smells are more popular than others. Citrus, pine, jasmine, cinnamon, and vanilla are particularly popular but remember subtlety is key.

3. A fresh lick of paint and upgrading fixtures and fittings

Take a step back and look at your home objectively. Consider areas that might be looking a bit tired and could do with brightening up; the perfect solution is a fresh lick of paint. Similarly, if your fixtures and fittings appear a bit worn, think about replacing some of your door handles, or buy some new light switches or fittings. Little changes like these are the perfect way to easily give your home a new lease of life, without breaking the bank.

4. Play down your pets

If you have a dog, send him or her to the groomers for a professional clean and grooming session. A house that smells of pets is going to be a real problem for some people and could cause them to look elsewhere. Another easy thing to consider is washing the dog’s bed as smells can cling to fabrics.

5. Showcase your storage

Take the time to organise your storage to showcase the space your property has. If you organise your storage spaces affectively, the estate agent that views your home will be sure to showcase this when conducting viewings.

If your storage spaces are overflowing, consider hiring a storage unit until your home is sold, you want to showcase your property, not show its limitations.

6. Spruce up your garden

Since the pandemic, buyers are now more than ever looking for outdoor space. Whether it’s a large lawn for children to play on or a patio space to enjoy a glass of wine after a long week, if you have outdoor space, it is important you ensure it looks its best. Weeding, cutting the grass, and adding a few simple decorative touches are easy, cost effective ways to make the most of your outdoor space and make your house look more appealing.
