    COMMERCIAL PROPERTY IN SUNDERLAND: BRADLEY HALL COMPLETES THREE DEALS IN ONE AFTERNOON

    Bradley Hall’s Sunderland team recently completed three commercial property transactions in a single afternoon, highlighting the heightened confidence in local retail and office markets across Sunderland and South Tyneside and the team’s hands-on approach to supporting landlords and occupiers through the letting process.

    The three completions, handled by Bradley Hall Agency Surveyor Daniel Moralee, involved commercial properties at 57 Fawcett Street and 12–14 Park Lane in Sunderland, and 33 Frederick Street in South Shields.

    The deals form part of a busy period for Bradley Hall Sunderland’s Commercial Agency team, which works with landlords, investors and occupiers across Wearside and the wider region.

    Three completions in one afternoon

    The transactions covered a variety of commercial requirements across the region.

    At 57 Fawcett Street in Sunderland city centre, Bradley Hall secured tenants for both ground-floor units, helping the landlord bring the previously vacant space back into occupation. The property is positioned within Sunderland’s established retail core, with the available accommodation offering open-plan commercial space suitable for a range of occupiers.

    The team also completed a letting at 12–14 Park Lane, a prominent commercial property close to Sunderland’s transport interchange and city centre amenities. The property comprises a ground-floor retail unit with an open-plan layout, WC facilities and a substantial basement providing additional storage.

    The third completion took place at 33 Frederick Street in South Shields, a two-storey commercial premises providing ground-floor retail or showroom accommodation alongside additional first-floor space.

    For Daniel, seeing each transaction progress from initial discussions through to completion is one of the most rewarding aspects of working in Commercial Agency.

    At 57 Fawcett Street, Daniel was able to assist the landlord with an issue relating to their electricity bill, helping them save more than £600 after advising them to challenge the bill they had received.

    The team also worked to tight deadlines linked to financing, ensuring both ground-floor units at 56–57 Fawcett Street were occupied and the transactions completed within the required timeframe.

    Daniel said the deals also highlighted the importance of working closely with trusted professional partners, adding that the team had received excellent feedback from clients and had been able to add two Yorkshire-based solicitor firms to its list of recommendations following their efficient work on the transactions.
