When selling your home, high-quality photos play a crucial role in attracting potential buyers. A well-presented home can make all the difference in creating a strong first impression and generating interest.
At Bradley Hall, our in-house photographer, Jon Stubbs, captures high quality photos and videos of homes to share on our website, social media and to the wider press.
Jon shares his top tips for ensuring your home is picture perfect.
- Declutter and Depersonalise
Before your photographer arrives, remove personal items such as family photos, keepsakes, and excessive decorations. A clean, clutter-free space allows buyers to envision themselves living in the home. Organise shelves, clear countertops, and tidy up storage areas to create a spacious and inviting look. Remove items such as dressing gowns from behind doors and put bins out of sight.
- Deep Clean Every Room
A spotless home looks more appealing in photos. Dust surfaces, vacuum carpets, mop floors, and wipe down windows to ensure a fresh and bright appearance. Pay special attention to kitchens and bathrooms, as these areas tend to attract the most scrutiny from buyers.
- Maximise Natural Light
Bright homes appear more welcoming and spacious in photos. Open curtains and blinds to let in as much natural light as possible. If necessary, replace dim or burnt-out lightbulbs with brighter, neutral-toned bulbs for a warm and inviting ambiance.
- Stage Each Room for Appeal
Arrange furniture to maximise space and flow. Keep décor simple and elegant, using neutral colours and minimal accessories. Fresh flowers, a bowl of fruit in the kitchen, or neatly folded towels in the bathroom can enhance the overall aesthetic without being distracting.
- Enhance Curb Appeal
The exterior of your home is just as important as the interior. Mow the lawn, trim hedges, remove weeds, and clear pathways. Add a fresh coat of paint to the front door if needed and consider placing potted plants or a new doormat to create a welcoming entrance. Take cars off the driveway and remove any rubbish or bins.
- Remove Pets and Their Belongings
While you may love your furry friends, potential buyers might not. Remove pet beds, litter boxes, and food bowls before the photoshoot. Ensure there are no pet hairs on furniture or carpets, as this can be off-putting to buyers.
- Final Touches Before the Shoot
Before your photographer arrives, do a final walkthrough to check for any out-of-place items, fingerprints on glass surfaces, or minor imperfections. Adjust cushions, straighten rugs, and ensure everything looks flawless. A last-minute attention to detail can make a significant difference in the final images. If videos are being taken, ensure anything you don’t want to be captured is out of the way.
By following these tips, you can create an inviting and attractive home that stands out in online listings. A well-prepared home increases the likelihood of attracting buyers and achieving a quicker sale at the best possible price.
